Jill and I have been working with quite a few buyers in this market and have found that REO or Bank Owned homes have the highest success rate for our buyers. Short Sales have such long delays for the bank approval process that many of the homes devaluated lower than our offered price before the bank gets around to responding (anywhere between 3 and 6 months). The bank owned homes usually have a very quick response time and the banks can be much easier to deal with when they own the property.

Be prepared that the condition of the bank owned homes is less than perfect. The homes can be dirty and in some cases stripped of appliances cabinets etc.  We can help you find inspectors for the evaluation of the home and good contractors for the repairs.
